DONE-FOR-YOU WEEKLY NEWSLETTERS FOR REAL ESTATE AGENTS
A weekly email your sphere actually opens.
Half homes and market. Half local life. We write it, design it and send it every week,
and we capture buyer and seller intent the second someone subscribes.

THE PROBLEM
Most agent marketing is rented attention.
Random marketing
Postcards, boosted posts, swag. Money out, no list, no compounding asset.
Blasts they ignore
A market update PDF once a quarter reads like spam and gets filed under unsubscribe.
Dead end after subscribe
Someone joins your list at peak interest and you send them nothing but a
confirmation.
No reason to stay
Nothing local, nothing human. No reason to open, forward or reply.
WHAT LANDS EVERY WEEK
Half real estate. Half the reason they open it.
One issue a week, built around your market and your voice. The local half earns the
open. The real estate half earns the call.
01
Your homes for sale
Feature as many listings as you want, as images or as GIFs that play right in
the inbox.
02
The market, in one look
What sold, what sat, and what it means for a seller this month. No chart
dumps.
03
This week's events
You become the person who tells the neighborhood what is going on. That is why
they stay subscribed.
04
A local spot worth knowing
A restaurant, a shop, a business in your market. The kind of thing people
forward to a friend.
05
Memes, if you want them
We put funny stuff in ours. It does not have to be local or about real estate.
People like to laugh. Optional and easy to turn off.
06
Calls to action
Home valuation, buyer consult, open house RSVP, or just reply. Every issue
asks for something.
9:41
A real issue of one of our newsletters, scrolling top to bottom. Yours would carry
your market and your name.

LISTING GIFS
A home that moves stops the scroll.
It is a GIF in the email. Five photos of the home, moving, without anyone clicking a
thing. Even when the front of the house is nothing special, you still get five
chances to show it off.
It loops in the inbox
No video player and no click. It plays the same way any email image loads.
Five photos instead of one
Exterior, kitchen, backyard, twilight, whatever the home has going for it.
They see the place in one block.
Plays where they read
Gmail, Apple Mail and Outlook web all loop it. No app, no attachment, no
download.
You do not send us anything
We pull the photos off your Zillow listing and build it. You see the GIF in
the draft before it sends.
OUR OWN SOFTWARE
Everyone else says thanks. We ask the questions you want answered.
Subscribe to any other newsletter and you get a thank you page and a welcome email.
We built our own form software for the moment right after someone subscribes, and
more than half of them fill it out.
01
You pick the questions
Six to eight of them, chosen by you. When they plan to buy or sell. What they
think their home is worth. Price range, neighborhood, whether they already
have an agent.
02
More than half answer them
It runs the second they subscribe, while they are still paying attention. That
is the difference between a list of emails and a list of leads.
03
You know who to call first
A name on a list is one thing. A name with a timeline and a price range
attached is a conversation you can start today.

STEP 1 OF 3
First up: are you buying, selling, or both?
Selling in the next year
Looking to buy
Investing here
Just watching the market
Two questions. Ten seconds. Then the first issue lands.
Live demo. Tap through it. Nothing is sent to anyone.
THE LEAD SYSTEM
A newsletter is the front door. This is the whole house.
Four moving parts, all of them ours to run. You show up for the conversations at the
end.
STEP 1
Subscribe
A signup page we build for you, your link in bio, and your own database. We can
run the ads too if you want them.
STEP 2
Intent captured
Greetform asks two questions while they are still paying attention and tags buyer,
seller, investor or browsing.
STEP 3
Weekly issue
Thursday morning, every week. Sellers see valuation CTAs, buyers see new listings.
Same issue, different asks.
STEP 4
Leads back to you
Replies, form fills and tagged contacts land in your inbox and CRM the same day,
with the answers attached.
AND IT KEEPS WORKING
Your name on the web
Every issue also becomes a page on your own archive with you credited as the
author. Over a year that is fifty pages of real local content with your name on
it, which is exactly what search engines and AI assistants look for when someone
asks who knows this market.
YOUR REQUESTS
Anything you want in the issue goes in the issue.
You get one form every week. Drop in whatever you want featured and it flows straight
into the issue. No design requests, no back and forth.
The places you love
The coffee shop you send every client to. Your favorite taco spot. Send the link, we
write it up.
A friend's business
Feature a lender, an inspector, a landscaper. It reads like a local story, not a
banner ad.
Your referral partners
Hand them the same form. They submit their own content and it lands in your issue.
Now your newsletter is a reason they send you deals.
ONE AGENT PER AREA
We only take one agent in your market.
When your area is taken, it is taken. We will not run a second newsletter into the
same neighborhood, because then neither of you owns it. If your market is still open,
that is the only reason this conversation is available.
THIS IS FOR YOU IF
You have a database or a sphere you have not used well in years
You want a channel you own, not reach a platform rents you
You would rather hand off the writing than fight a blank page on Sunday
You have listings worth showing off and a town worth writing about
You want weekly proof of work your past clients can actually see
THIS IS NOT FOR YOU IF
You want a software login and a template to fill in yourself
You are brand new with no sphere and no marketing budget yet
You want daily sends, blasts, or anything sent to a purchased list
You need to approve every sentence the night before it goes out
You are looking for the cheapest option on the market
PRICING
One price. One weekly issue.
One agent per market. Three month minimum, then month to month.
THE WEEKLY NEWSLETTER
$2,000

One custom newsletter, sent every week, for one agent or one team in one market.
Done for you.
Book a call
INCLUDED EVERY MONTH
Strategy session and brand voice setup
Custom masthead and issue template
Weekly writing, editing and layout
Your listings featured, as images or GIFs
Local events, food and the market update
Greetform welcome flow that captures intent
Beehiiv setup, sending and automations
Signup landing page and a weekly request form
Three month minimum, then month to month with thirty days notice.
The list is yours and stays on your Beehiiv account.
Or we host it on our Beehiiv enterprise account for you, $50 a month.
First issue lands within 14 days of kickoff.
Not included: ad spend, a software login for you to write in, or a daily send. We do
one strong issue a week.
ADD ONS
When you want more than a newsletter.
Priced separately on the call. None of it is required. Most agents start with just the
newsletter.
Meta ads to grow your list
We run the same ads that built our own portfolio past 175,000 subscribers. Your list
stops depending on the people you already know.
quoted per market
Extra markets or a team edition
A second town, a second edition, or one edition with several agents on your team
featured in it.
per market or per agent
THE BIG ONE
Own the local media company in your town.
Your newsletter is your sphere. A local media brand is the whole town, and it is a
separate business that you own. Same machine we already run for you, pointed at
everybody in the market instead of your database, with its own revenue from local
advertisers.

No realtor testimonials yet. The offer is new. The track record behind it is not.

TJ Larkin founded Realtor Newsletters. He also founded Local Media HQ, a separate
portfolio of more than 20 local newsletters with a combined audience north of
175,000 subscribers, grown with Meta ads at roughly $0.40 to $0.50 a subscriber. Two
different companies. The playbook is the part that carries over.

QUESTIONS
The things agents ask on the first call.
How fast can we launch?
Kickoff call, then your first issue sends within 14 days. Masthead, issue
template, welcome flow and signup page are all built in that window.
Who actually writes it?
We do. Our editors write every issue in your voice after a strategy session on
your market, your listings and how you talk. You approve the first two issues,
then we run it.
Who owns the list?
You do. It lives on a Beehiiv account in your name. If we stop working together
you keep the subscribers, the archive and the automations.
Can you feature my listings?
Every issue. Send us the Zillow link and we pull the photos, build the featured
home block and the GIF. Open houses, price improvements and just-solds work the
same way.
Can a team share one newsletter?
Yes. One market edition with several agents featured is a common setup. We price
that on the call.
What if I do not have a list yet?
Most agents start with a database export. We also build the signup page, and Meta
ads to fill the list are an add-on if you want to grow faster.
Do I have to do the meme stuff?
No. Humor is optional. Some agents want a running neighborhood bit, some want it
straight. We set the tone in the strategy session and you can change it any time.
Where do the leads go?
Greetform answers and form fills are tagged and pushed to your inbox and your CRM
the same day, with the buyer or seller intent and timing attached. Replies come
straight to you.
Can I cancel?
Three months to start, then month to month with thirty days notice. We ask for
three because the setup work is front loaded and one issue is not a fair test of
anything. After that we do not lock you in. We would rather you stay because it is
working.
NEXT STEP
Your database is worth more than your ad budget. Start mailing it.
$2,000 a month for a done-for-you weekly newsletter built to create leads and stay
open. One agent per market, and we take a limited number.
